The Royal Cancun® All Suites Resort is nestled on a sheltered beach on the north shore of the Cancun Hotel Zone with breathtaking views of the bay and Isla Mujeres. Free high speed WiFi is available throughout.

All rooms have kitchens fitted with a fridge, cooker, dishwasher, microwave, coffee maker and toaster. A living area with a pull-down Murphy bed, a dining area and a private open-air terrace for sunbathing and open-air dining are offered. Suite amenities include central air-conditioning, TVs, DVD players, telephone, in-room safe, hair dryer. All the suites are Non-Smoking.

The resort offers two free-form pools, tennis courts, gym, beach massage service, a mini market, bicycles, sailboats, travel agency, car rental and an activities program for children and adults. Enjoy La Palapa beachfront restaurant, The Italian Trattoria and Sports Bar, pool bars, express take-out food counter pizza delivery and room service. A complimentary guest shuttle bus between other Cancun Royal Resorts is available. The resort purifies its own water.

Cancellation/ prepayment	Cancellation and prepayment policies vary according to accommodation type. Please enter the dates of your stay and check the conditions of your required room.
Refundable damage deposit	A damage deposit of USD 500 is required on arrival. That's about GBP 393. This will be collected by credit card. You should be reimbursed on check-out. Your deposit will be refunded in full via credit card, subject to an inspection of the property.

All reservations will be subject to the payment of an environmental tax, the cost of this tax will be MX $145.24. Prices are in Mexican pesos and per night payable directly at the hotel reception at the time of check in.

I liked that it wasn’t huge. And the dock into the ocean was a huge hit with my family! I would def come her again!

The beach had a lot of seaweed but it didn’t stop us from playing in the water all day!

Very Good

The resort was smaller compared to the resorts in the hotel zone. However, it also provided a very wholesome family atmosphere. The kids loved the intimate setting it had to offer. The staff were very helpful and friendly. Our concierge, Carlos, made sure that all our needs during our stay were met. Pedro, the bartender, at the pool bar was very friendly and provided the best mixed drinks the place had to offer.

Food can be improved.

Great family getaway

Loved that the breakfast dining was on the beach, and that the sea was OK for the little ones to play in. Also they had kayaks available.

Had no complaints. Everything was great. One thing that might be improved was the cost of a shuttle to the airport. the front desk quoted us $75 for an eight person shuttle and we got one from the internet for $45. we had to go through the travel desk in the front lobby.

The resort staff take such pride in keeping all grounds immaculate. It was truly one of the best places my family and i have stayed. The restaurant staff were wonderful and extremely attentive to our needs. Adrian at the Palapa restaurant indeed great to us and our needs. Thank you everyone specially Laura we appreciate all information given to us and help throughout our stay.

Unfortunately the beach as it was full of seaweed not a reflection of the hotel as their crew would pick it up every morning with wheel barrels so not their fault but it just had limited swim areas at the beach.

The rooms were literally apartments I can live in. Fully equipped, large, fantastic interior design. Facing the pool and

The facilities, the restaurants, the layout, the staff, the cleanliness, the spacious apartments. The responsiveness of room service and housekeeping. The friendly staff from Jose at the front desk and all the ladies and gentlemen in the resort.

The beach water was somehow unclear with lots of sea-weeds.

The rooms were very nice. The property is well maintained. The pools are nice and the customer service was very good.

I just wish transportation to and from the airport was provided as part of the package.

What was the highlight of The Royal Cancun All Suites Resort

Great for kids and families, but don't expect luxury

The room is very convenient. Two separate bedrooms plus a murphy bed in the living room. Also a nice kitchen which came stocked with bottled water and drinks and coffee for the mornings. I also appreciated that they had a great "on boarding" experience -- someone took the time to show us around the resort, explain all tour and food options, and help us get situated.

The beach in that area is very calm, almost like a pool, which is really nice for kids, but the water is not the beautiful blue that you hope for in Cancun. The main restaurant is on a covered outdoor patio area, so while it is nice that it is overlooking the beach, it is also very hot and humid and doesn't make for a comfortable dining experience. They also offer room service which is included with the all inclusive package, but it takes a long time. There is one more restaurant which is much nicer, though not as scenic, but you do need to make a reservation for it.

I would not start again.

I liked that it wasn’t over packed making the pool relaxing and dinner time there was no wait.

There are only 2 restaurants. Also they moved me rooms in the middle of my stay and the second room had roaches.

Very nice place, close to the party area but in a nice quiet part of the hotel zone.

All the facilities were clean, the suite was very comfortable. The location is good, you can take the bus to town or the party area and then when you return it's a great place to relax and have some quiet time. Having the free shuttle to take you over to the Sands resort was very good, as you can go hang there for the day, play in the large ocean waves and party, then return to tranquil quiet of the northern hotel zone in what I would call the bay area.

I wish they had a few more wait staff working the pool and beach areas, but it was still good service.

The resort is very clean,spotless..housekeeping also top notch..food was amazing,there’s a lot of choices from the restaurants inside of the resort and also in their sister resorts..we felt safe all the time,as long as you’re in the resort..outside I can’t guarantee..service at the palapa was great,Patricia was amazing..she remembered my wife and me from previous times and was very welcoming.. At the second bar,by the kiddy’s pool service wasn’t that great,they weren’t so receptive..when we said hello and asked for drinks they seemed bothered and not interested at all..but I understand,it’s hot,lots of people..but at least a little bit of curtesy.. Staff seemed like a little bit unhappy I noticed,maybe because they changed the owner and Holiday inn isn’t treating them well Message for the owners: treat your workers good,don’t abuse them,they’re all amazing.. Overall good experience ..thank you Royal Resorts,well always come back Tho im also very unhappy that they changed the owners and management

The best place for families with kids

Everything is so close: pools, beach, food. Kids' Club in particular was the best. Our kids loved craft sessions with Corina and couldn't stop talking about her even after we returned back home. The pools and the bars were great. Italian restaurant is also top level. Highly recommend!

Perfect family getaway! Highly recommend.

Perfect spot for a young family. Everything so close to the rooms, dining right on the beach. Beach was calm and clear for swimming. Pools were perfect for the kids. We loved our stay. Staff all very friendly and a really laid back vibe. Rooms were exceptionally clean and comfortable. Would absolutely return.

The staff was very courteous, the rooms were spacious, the grounds were gorgeous, the breakfast buffet was abundant & the amenities were great (boats, bikes, snorkel gear, etc.)

It was a little bit of a walk to get to any other shops or restaurants but not too bad really

Good place to go with family

Family of four, two 9 year olds. Stayed for a week in March 2024. We like this resort. Here are some things that make it different than the typical Cancun resort that we liked: We rented a 3 room suite (two bedrooms and living room, with kitchen) for the price of a single room at other places. For families, this is a key feature. It is smaller scale and much more chill. Lots of children. Retirees. Few to no 20-30 year old adult friend groups looking to party. Spanish colonial inspired architecture. White walls, red roof, open hallways (sorta like loggia) gardens and courtyards, tile floors. Lush vegetation in these interior courtyards and gardens. This is the part of the hotel we like the best. We like to be around plants and flowers, and do not like glass and concrete hotels. Beach is north-facing, not east-facing like most hotels. The beach is **much** smaller and the water much shallower and no waves. When the east facing beaches are closed for high surf, you can comfortably let a toddler play on this beach. Make sure you get a room facing inward or towards the water, not opening to Av. Kukulkan - the very busy and noisy main road.

We have few complaints. Here are two which are minor: Food is fine, acceptable, but boring. Breakfast is far better than lunch or dinner. Everyone wants a tip for everything, which is an irritant.

This is a terrific resort for a family! The staff is exceptional.

If you like to swim in a pool, this is the place for you. If you like to swim in the ocean, you will find it a little grassy. It's still beautiful!

Wonderful escape with attentive staff and very good food.

Resort was very clean and comfortable with exceptionally friendly staff. We loved the scal of the facility -- not a high rise resort and not a loud, party-centric place. Wonderful for families with teens because of the apartment setup (as opposed to just hotel rooms)
